Who can book properties represented by EMR Vacation Rentals?

The primary Guest that will be staying on the property (corporate rental requests, please contact our office).

The primary Guest needs to be of legal majority age based on the laws of British Columbia.

The primary Guest will be using the property for Guest accommodation purposes only (if you looking to use the property for a special event, a wedding, family reunion please contact our company before booking online). Stags and Stagettes are not allowed.

The primary Guest must provide two pieces of valid government issue ID (one photo) plus the credit card used to pay for the rental at check-in to confirm identity.

Do we have to sign a rental agreement?

Guests are required to fill out and sign the property Guest Agreement.

The Guest Agreement is e-mailed to the Guest upon creation of the booking reservation.

The Guest will need to print the Guest Agreement and return the Signed Copy to our office via FAX or PDF scan document and send via e-mail.

The fully executed Guest Agreement must be returned to our office within 24 hours of your booking to confirm the stay.

What are the payment policies?

Booking outside 45 days from the arrival date, a deposit of 50% of the accommodation total plus applicable taxes and fees due at time of booking.

Booking inside 45 days prior to your arrival date, the full payment of the accommodation total plus applicable taxes and fees due at time of booking.

Do you collect a damage deposit?

We pre-authorize hold funds on your credit card for damage deposits on stays 31 nights or less.

We require a pre-paid damage deposit on bookings exceeding 31 nights.

Processed within 7 days of your arrival date.

Damage deposits may be increased for special events or pets on the properties.

What methods do you except?

Visa, MasterCard, American Express and a Bank Wire Transfer are all accepted methods of payment.

Booking values exceeding $10,000.00 Canadian dollars, need to be secured by wire transfer payments.

All payments are in Canadian dollars.

All reservations must be secured by a credit card in the name of the primary guest.

Damage deposit or credit returns are returned in Canadian dollars. EMR Vacation Rentals does not provide compensation for currency exchange rate changes.

How do I gain access to my rental property and what time can I arrive or depart?

Instructions and access information will be E-mailed to the Guest upon payment in full.

Check-in Time: 4:00 PM up until 10:00 PM

Check Out Time: 11:00 AM as early as 7:00 AM

Our properties require a greeter to meet our Guests at the rental property.

The primary Guest must provide two pieces of valid government issue ID (one photo) plus the credit card used to pay for the rental at check-in to confirm identity.

Please Note: There is an after hours service fee of $50.00 plus applicable taxes for an after hours Check-In or Check-Out. The $50.00 fee also applies to Guest No Show Check-ins.

Ensure you book your travel times accordingly and to be in contact with our company in advance if you need to reschedule your property arrival or departure times. Greeters will only wait 30 minutes for your property arrival or departure time.

Are pets allowed in the rentals?

Pets are permitted in some of our vacation rentals. Please check with us before booking online.

Is smoking allowed?

No Smoking policy is in effect for any property EMR Vacation Rentals represents, both inside properties and out.

What are your terms of eviction?

Guests will be evicted for breach of contract, excessive noise, common and private property damage, disturbing the peace, and unauthorized use of the property. Pets found on the property during the Guest stay where pets are not allowed. Smoking on the property where smoking is prohibited.

Who is responsible for damages?

Guest is liable for all damage at the property incurred by the Guest and the Guest's invitees throughout the term of the Guest's stay.

Who is liable for my stay on the property?

EMR Vacation Rentals assumes no liability. The Guest, and invitees of the Guest, agrees to be 100% liable for their own actions while staying on the property .

EMR Vacation Rentals Inc is excluded from liability for personal bodily injury in any of our Vacation Rentals, while in transit to, or while staying at any of our owners listed rental properties.

Who does the cleaning upon check-out and when?

EMR Vacation Rentals has a professional housekeeping staff that will ensure at the end of a Guest's stay the property will be cleaned and readied for the next Guests.

Conducted upon check out.

Additional mid stay cleanings are required for stays longer than 1 month stays.

Additional cleanings can be ordered for a fee during your stay if required.

What happens when there is an issue with the property? What do I do?

EMR Vacation Rentals can be reached on our emergency toll free number or direct number. We are quick to respond to ensure our Guests have the best possible stay. This information is provided in the house manuals and guest services Glad To Have You app.

Is parking available at the rentals?

Parking is dependent on the accommodation you book. Most of the rental homes and cottages include parking at the property, however, condo developments may or may not include parking with the building. Please check with our office if you need to confirm parking arrangements.

Please note that many of the condo developments have smaller sized parking stalls for vehicles. In most cases the stalls fit a mid and small size vehicle. Large SUV, vans, trucks, over-sized cars may not fit in the parking stalls. Please check with our reservation agents to confirm.

Underground parking is quite common with the condo developments, which means the parking garage entrance ways and ceilings may not accommodate access for roof racks or vehicles that exceed 7 feet high.

The Guest is liable for the security of their vehicles while staying in any of the rental properties.

What are your cancellation policies?

Before you read the cancellation policies, please note that we highly recommend that all Guests should look at purchased trip cancellation insurance. This can usually be purchased through your credit card company or travel insurance company.

If the Guest cancels a reservation more than 45 days prior to the Check-in Date, there will be no refund of the reservation deposit.

If the Guest cancels a reservation less than 45 days prior to the Check-in Date and has made partial or full payment, there will be no refund of funds received. With the exception, if full payment has been made, and the property is able to find a substitute Guest for the same term dates and value as the original reservation, the Owner will refund any amounts received, less a cancellation fee of 25% of the total value of the booking.

There will be no refund in respect of unused days or early departure by the Guest.

If I cancel, can I pass my booking on or sell the time to another person?

Bookings are non-transferable

If you do find another person to take over your rental, we do require the new Guest to book directly with EMR Vacation Rentals for the canceled dates. However, the cancellation fee still applies.

Sub leasing is strictly prohibited.

Unused days can not be passed on to another member of the primary Guest party. Upon check-out the primary Guest must be present and turn in all keys provided.
